Investment trip to Georgia

- Visa-free, stay up to a year
- No obligation to buy anything
We usually get back to you within one business day.
What we'll arrange for you
Highlight of the trip
Property viewings
You'll see projects under construction and finished apartments in person, not just in photos and floor plans.
Airport pickup and transport
We'll pick you up from the airport and take care of transport for the whole stay.
Accommodation
We'll arrange comfortable accommodation for the duration of your visit.
Dinner together
We'll go out for a proper dinner together — a relaxed chance to talk through your plans and questions.
Personal guidance throughout
We'll accompany you the whole way ourselves — not a hired local agent.
A talk about the market
We'll go through the economy, locations and renting — and we'll also tell you what we wouldn't buy ourselves.
Itinerary
Three days, such as Thursday to Saturday or Friday to Sunday
You don't need to take a week off for this. We can go Thursday to Saturday, Friday to Sunday, or on dates we agree on. You usually need just one or two days off. We'll put together the exact itinerary in advance, based on your flight and what you want to see.
Day 1
You fly in
We'll pick you up at the airport and take you to your accommodation. From then on, we take care of getting around.
Day 2
You look around and ask questions
You'll see projects under construction and finished apartments, find out how far it really is to walk to the sea and what's nearby. We'll talk through how the country is changing and how renting works. And we'll go out for dinner, with time for all your questions.
Which of our locations we visit (Batumi, Shekvetili, Gonio) is agreed in advance, based on what you're looking for.
Day 3
You fly home
We'll take you to the airport, and you'll fly home with your own idea of what you'd go for. You don't have to decide anything on the spot.
How it works, from your first message
You get in touch
Fill in a short form or message us on WhatsApp. Just tell us roughly when you'd like to go.
We agree on a date
We usually get back to you within one business day. We'll talk through what you're looking for, where you'll fly from and what we'll arrange for you.
Before the trip
About a week beforehand, we'll call to confirm everything. The day before you arrive, we'll get in touch with the meeting point and the itinerary.
Once you're back
On the next business day, we'll call to talk through your impressions. Whether to buy, and what, is up to you — calmly, back home.
No obligation to buy anything.
Let's plan your trip to Georgia
All we need is your name, phone and email. We usually get back to you within one business day to talk through the date and what you'd like to see. Sending this doesn't commit you to anything.
Why go in person
Photos and floor plans won't show you what a place is really like, how far it actually is to walk to the sea, or how quiet a location gets outside the season. A personal visit is the fastest way to check all that for yourself — with no obligation to buy anything.
What to expect from the trip
- Projects under construction and finished apartments in person, not just in photos and floor plans.
- An honest opinion, even if it's “we wouldn't buy this one”.
- Time for questions, during the viewings and over dinner.
- An answer to who takes care of renting it out when you're not there.
What not to expect
- Pressure to sign anything on the spot. The trip comes with no obligation to buy anything.
- Promises of returns. Investing involves risk, and we'll give you the numbers along with their limits.
- A single show apartment. You'll see projects under construction and finished apartments, and you can compare them.
Once you're back, we'll call and talk through your impressions. Some people then decide to buy; others realize it isn't for them. Both are fine — that's exactly what the trip is for.
When would you like to go?
Drop us a line and we'll fine-tune the date together.
What we'll talk about on the ground
The trip isn't just about viewing apartments — we want you to leave with a clear picture of the whole market, not just one property.
How Georgia is changing
Batumi sees more construction today than anywhere else in the country, and major foreign capital is arriving too — the Emaar group is planning a marina near Gonio with an investment running into billions of dollars. We'll show you where the coast is changing fastest.
How the economy is doing
GDP is growing at roughly 9% a year, wages by around 10% a year, and property prices in Batumi by around 13% a year. We'll go through what that actually means for your investment's long-term value — and where these figures have their limits.
Where we see opportunities
Batumi, Shekvetili, or Gonio — not every location and project is equally interesting. We'll tell you openly what we'd recommend, and just as openly what we wouldn't buy ourselves.
How renting works
With well-chosen projects, the real rental yield is typically around 10% a year, rental income is taxed at just 5%, and after two years of ownership you pay no capital gains tax when you sell. We'll go through who takes care of renting it out when you're not there.
The figures shown are based on publicly available data and our own market experience. Neither historical appreciation nor projections guarantee future returns — the actual outcome depends on the project, location, occupancy, and quality of management.

Who's behind it
I discovered one crucial thing: every local agent will tell you their market is the best one. The reality is that every country has its own pros and cons. My job is to weigh these facts objectively and match them to each investor's actual needs — what's an obstacle for one person can be an opportunity for another.

Frequently asked questions about the trip
Do I have to buy something after the trip?
No. The trip comes with no obligation to buy anything. We'll show you projects under construction and finished apartments and tell you openly what we'd recommend and what we wouldn't buy. On the next business day after you're back, we'll get in touch to talk through your impressions. The decision is entirely yours.
How much will the trip cost me?
We'll go through the specific travel costs with you on our very first call, before you commit to anything.
How many days off do I need?
Usually one or two. For Thursday to Saturday you take Thursday and Friday off; for Friday to Sunday, a single day off on Friday is enough. Other dates can be arranged too.
How do I get to Georgia?
From Prague, you fly to Kutaisi or Tbilisi. Connections change over the course of the year, so we'll go through the current options when we arrange your dates. We'll pick you up at the airport and take care of transport for your whole stay.
Do I need a visa for Georgia?
No. Czech citizens only need a valid passport and can stay in Georgia visa-free for up to a year. Conditions can change, though, so always check the current rules before you travel.
What exactly do you arrange?
Airport pickup and transport for your whole stay, accommodation, dinner together, viewings of properties both under construction and finished, and a talk about the market. We accompany you ourselves the whole time — not a hired local agent.
Does it have to be Thursday to Saturday?
No. Thursday to Saturday is the tried-and-tested option, but you can also go Friday to Sunday, or on other dates by arrangement. Tell us when you'd like to go, and we'll see what's possible.
I don't have the full amount. Is it still worth going?
Yes. Most of our clients don't buy outright in cash. We're happy to go through financing options with you before the trip. We don't provide loans or mortgages ourselves; we work with licensed partners.
What happens after I send the form?
We'll usually get back to you within one business day to agree on a date and what you'd like to see. About a week before the trip, we'll call to confirm everything, and the day before you arrive, we'll get in touch with the meeting point and the itinerary.
Come and see for yourself. You can decide back home.
Three days, dates by arrangement, with no obligation to buy anything. Tell us when suits you.
