First property by the sea
It all started in 2022. I was looking for a way to combine a lifestyle I wanted with a good investment — after time spent on American beaches, I discovered Albania as the ideal intersection of a beautiful location and solid investment data.

From advising friends to a business
When friends started asking me how to do the same thing, I realized simple advice wasn't enough — they needed to be safely guided through the whole process, not just told where to look.

Travels across southern Europe
I personally traveled to and researched markets from Portugal and Spain through Italy to Cyprus and Georgia, documenting the experience on YouTube. Based on entry price, growth potential, and rental yields, I picked three key markets: Albania, Georgia, and Cyprus.

Is buying property abroad complicated for foreigners?
In the countries where we offer property — Albania, Georgia, and Cyprus — foreign investors can own property with no significant restrictions. We'll guide you through the whole process, including local legislation and the necessary paperwork.
Can you help with financing too?
Yes, we arrange financing both abroad and entirely within the Czech Republic — mortgages as well as consumer loans.
Will you take care of the property after purchase too?
Yes, we offer ongoing management and rental services, so you don't have to manage the property remotely yourself.
How long does the whole process take, from choosing a property to signing the contract?
It depends on the specific property and country — for completed projects it's usually a matter of weeks, for properties under construction it takes longer because of the payment schedule. You'll always get a realistic estimate for the specific listing you're interested in.
Do I pay you anything for the referral?
The price shown on a listing is final for you as the buyer — regardless of whether the commission is added on top or paid by the developer. This holds in most cases, unless a specific listing states otherwise or only shows a price per m².
Do I have to travel in person to buy, or can it be done remotely?
Most steps (choosing, reserving, and even signing) can be handled remotely through a power of attorney. We do always recommend an in-person viewing, ideally before signing — we're happy to plan one with you.
How do you choose the projects you offer?
We check every project and developer ourselves first — history, documentation, construction status, and references. Only a fraction of what we see on the market makes it into our listings.
What if I want to sell the property later on?
We'll help with the sale too — either through our network of investors or the local real estate agencies we work with. We don't sell it for you ourselves, but we'll guide you through the whole process.
Do you handle communication with the developer in a foreign language for me?
Yes, we handle all communication with the developer and local authorities for you — you don't need to speak the local language or even English.
