How we calculate this and where the defaults come from

Terms explained with your example

  • Price appreciation. 13 % a year means that a property worth €100,000 is worth €113,000 after a year and €127,690 the year after (compounded).
  • Rental yield. 6 % a year on a property worth €100,000 is roughly €6,000 of net rent a year, i.e. €500 a month. In the model, rent is calculated from the current value, so it grows along with the price.
  • Financing. A loan of 50% of the value at 5.5% p.a. is not repaid; interest is calculated on the full principal over the entire horizon. The higher percentage under “with financing” arises because the same return is divided by a smaller amount of equity.
  • Equity growth. Total return (price appreciation + rent − any interest) divided by your own money. The annual figure is the average compound annual rate.

Source of the default price growth estimate (Georgia): Estimate based on publicly available market data on Batumi (Colliers Georgia, Galt & Taggart) — flat prices typically grew 10–14% a year in recent years, with growth expected to slow to approx. 4–6% in 2026.

This is an average for Batumi as a whole. Better locations and projects (beachfront, quality developer) grew significantly faster, easily around 20% a year.

Default values in Georgia: appreciation 13 % a year, rental yield 6 %–12 % a year.

The range reflects management type and location — a hotel-management system with predictable pricing usually performs more reliably than individual short-term rental in an oversupplied location.

This is a simplified illustrative calculation (the loan is calculated as interest-only at a fixed rate, and does not include taxes or transaction costs). Past appreciation is no guarantee of future returns — the actual result depends on the project, location, occupancy, and quality of management. Exchange rates are indicative; the Czech comparison is based on ČSÚ data.
